Seller's Tips
First Impressions
Each prospective buyer views your home and neighborhood with a list of things
important to them personally. Many will over estimate the cost of painting and
repairs. Having your home look its best will result in a faster sale at a high
price. Keeping your lawn well manicured and a fresh coat of paint on the front
door will help the buyer to have a great first impression. Power washing the
house, deck, driveway and sidewalks will also help to improve curb appeal. Leave
your house and trust that I will show it in a positive way.
Clean and Organize Your Home
When selling your house, you need to "Spring Clean" no matter the season of the
year. Inspect for cobwebs in corners, dust ceiling fans, wash dirty baseboards
and carpets. A small investment in time and good cleaning will make your home
look its best and give the greatest return. Your rooms will look larger if you
remove excess furniture and pictures from them. Remove all unnecessary objects
from closets. This may be the time to start packing for your move. Neatly
stacked boxes look much better than cluttered shelves and floors. Neat rooms,
closets and storage areas shows home buyers how much can be stored in the space
you have.
Kitchens and Bathrooms Sell Homes
Check caulking around tubs, showers, sinks and countertops and repair if
necessary. Remove as much from countertops as possible and place remainder
neatly on a tray or in a basket. Make these rooms sparkling clean.
More "dos and don'ts"
Loose knobs, sticking doors, dirty air return filters, ovens, and tile grout,
loose wallpaper seams and other minor flaws detract from your home's value. Have
the intercom or stereo tuned to a station of soft background music. Scented
candles and potpourri give the home a pleasant aroma. Let the sun shine in by
opening all blinds, shades, and curtains. Make sure the light fixtures are clean
and turn on every light in the house. If possible, wash windows and remove
screens -- this can increase light by 50%!
Many buyers are very pet sensitive. Keeping them out of the way and out of the
house is best. Pay special attention to pet odors. Removing pets, beds, bowls
and toys will reduce pet odor and buyer rejection.
